Interest-only and repayment options

UK Mortgages are also available on an interest only or repayment (capital and interest) basis.

Interest-only option

With this type of mortgage, the monthly payment covers only the interest charged on the loan and does not cover any repayment of the capital, i.e. the original amount borrowed. To repay the capital you need a separate investment/assurance policy or plan. You are required to pay a regular contribution to the policy/plan which, provided certain growth assumptions are met, will pay a sufficient amount on maturity to repay the capital payable on the mortgage. This policy/plan may or may not be guaranteed to pay off the mortgage in full.

Repayment option

With a repayment mortgage, you make a single payment each month. The payment covers both the interest on the loan and repays part of the capital. Provided all payments have been made, it repays the loan in full at the end of the term of the mortgage.

1 Res Non Dom or 'resident non-domiciled' usually means someone who lives in the UK (and may also be a UK resident) but has their origin in another country and does not intend to make the UK their permanent home. If this describes you, it is also likely that you may be regarded 'resident non-domiciled' for UK tax purposes.
